Do you screen guests thoroughly?
Yes. We use layered checks depending on the booking channel and stay profile. We collect lead guest details and verify identity, require all adult guests (16+) to be registered, and we use pre-arrival screening to flag higher-risk stays. We also operate house rules, security deposits where applicable, and signed terms/agreements for higher-risk or longer stays. Our goal is fewer issues, better neighbour relations and stronger asset protection.
Management vs Guaranteed Rent — what’s the difference?
Management: you fund setup, keep control and can exit with notice.
Guaranteed Rent: fixed monthly rent for a minimum term — we fund setup and take operational risk.
Why do many owners choose management?
Management can outperform fixed rent because income flexes with demand and the property can be positioned for premium rates, repeat guests and corporate allocations. It isn’t guaranteed — performance depends on location, condition, seasonality and setup — but it offers higher upside and more control. If your priority is stability, guaranteed rent is the better fit.
Who pays for maintenance and repairs?
In management, maintenance is paid by the owner — we handle the full project management at no extra cost: triage, quotes, scheduling, access, quality checks and photo evidence. Because we use a trusted local contractor network and manage jobs in volume, repairs are often more cost-effective than a traditional letting setup. In contrast, many high-street letting agents typically
(a) charge separate maintenance admin fees,
(b) add mark-ups to contractor invoices, and/or
(c) default to their preferred suppliers with limited transparency. We keep everything documented and approve costs with you before any work starts (except genuine emergencies).
What happens if occupancy drops?
Management isn’t guaranteed — we mitigate risk through pricing, channel and business model mix, listing quality and operational speed. If you want fixed income, guaranteed rent is the stability option.
Do I keep control of the listings and accounts?
Yes. You get access to our property management system with live visibility of performance, booking activity and operational status. We can provide different access levels (view-only, reporting, or full visibility) depending on your preference — transparency is a core part of how we work.
Can I block dates / use the property myself?
Yes in management (subject to notice and minimum stay rules). Guaranteed rent is different — owner use is usually not included unless explicitly agreed.
What makes a property suitable for short-stay management?
To achieve premium rates and repeat guests, the property needs to be presented to a high standard (condition, furnishing, photos and guest-ready setup). We’ll advise what needs improving to unlock higher revenue — and we can coordinate upgrades through our contractor network. If a property isn’t at the right level yet, we’ll tell you upfront what it would take to get there.
How do you drive occupancy — especially corporate demand?
We don’t rely on one channel. We distribute across multiple booking platforms, optimise minimum stays and pricing, and push longer mid-term/corporate demand when it makes sense. Our wider portfolio and combined 15+ years of operations experience helps us win repeat business, corporate enquiries and multi-unit allocations — which stabilises occupancy and reduces void risk.
How do you increase revenue — and what do you need from the property?
Serviced accommodation works best when the product is “guest-ready”: clean, modern, well-equipped and professionally presented. Better condition = higher ADR, better reviews and more repeat/corporate bookings. We’ll advise on the minimum upgrades that move the needle (photos, layout, bedding, Wi-Fi, amenities and finish).
